Co-Founder and Managing Principal

As Principal and co-founder of IDV, Tyndall has over 20 years of Industrial investment, development and management experience. He oversees all institutional capital raising activities, joint ventures and leasing.
Prior to co-founding IDV, Tyndall, as Managing Director of the Industrial Division of Capital Commercial Investments, Inc. from 2007 through 2012, was directly responsible for developing over one million square feet of light industrial buildings (27 facilities) across 400 acres (14 locations) into industrial/business parks. During these five years, two of which occurred during “The Great Recession”, the total development value was ~$143 million and total transaction volume over $310 million.
From 1997 to 2007 Tyndall worked as an industrial real estate broker at Grubb & Ellis. His focus was on transactional and advisory assignments for corporate, institutional, and developer clients. During these ten years, Tyndall gained extensive experience working with landlords and tenants, which has provided him with unique insight into each party’s motivations. While at Grubb & Ellis, Tyndall leased, sold or developed over 20 million square feet in excess of $500 million in transactions.
Tyndall’s experience and insight has developed him into a highly skilled real estate investor, developer and negotiator. He is recognized as a leading expert in Houston’s industrial real estate market. During 2002 through 2006 Tyndall served as an officer of Society of Industrial and Office Realtors Houston Chapter and as President during 2007.
Tyndall graduated from Texas A&M University with a Bachelor of Science degree in Recreation, Parks and Tourism Development.

jarrad e. coulter, ccca

Co-Founder and Managing Principal

As Principal and co-founder of IDV, Jarrad has over 15 years of Industrial development experience. He oversees all of IDV's development and construction activities.
Prior to co-founding IDV, Jarrad was the Vice President of Development Services for Capital Commercial Investments (CCI). While at CCI he completed over 20 speculative developments, 4 build-to-suits, and 20 tenant improvement projects for a total value in excess of $75 million.
Previously, Jarrad served as the regional leader of a commercial general contracting firm. Throughout his contracting career, Jarrad gained intimate knowledge of the construction process including estimating, field supervision, managing contracts, quality control, maintaining budgets, and achieving project schedules.
Jarrad has a Bachelor of Science in Construction Engineering and Management from Purdue University and holds the Certified Construction Contract Administrator designation from the Construction Specifications Institute.

timothy c. harrington, cpa

Co-Founder and Managing Principal

As Principal and co-founder of IDV, Tim has over 15 years of Industrial experience. Tim oversees all matters relating to acquisition, disposition, entitlement, structuring of ownership and development entities as well as finance and investor reporting.
Prior to co-founding IDV, Tim served as Vice President of Land Development Services for Capital Commercial Investments (CCI). While at CCI, Tim managed the acquisition, disposition, due-diligence and development of land tracts and investment opportunities. In addition to his land development role, Tim also handled investor reporting, cash flow and capital management as well as asset management for CCI’s Houston Industrial portfolio.
Prior to joining CCI, Tim served as a Land Acquisition Manager and Land Project Manager for McGuyer Homebuilders, Inc. (MHI) one of the largest private homebuilders in the U.S. Tim was part of a team that acquired, developed and managed over 4,000 acres with project budgets exceeding $100 million. He has extensive experience with site selection, contract negotiation, due- diligence, land entitlement, construction management, public and private financing and municipal utility districts (MUDs).
Tim also has experience consulting with numerous private equity funds and hedge funds across the US, Europe and Asia while working as an Associate in the Financial Services group at PricewaterhouseCoopers, LLC.
He received his Bachelor of Business Administration and Master of Public Accounting degrees from the University of Texas at Austin.

jack shoup

Principal

As the Development Director, Jack oversees the day to day management of development projects and land entitlement.
He has been directly responsible for the development of over a million square feet of Class A Industrial property and involved in varying capacity in the entitlement of over 1000 acres of land.
Jack earned his Bachelor of Science in Civil Engineering from the University of Kansas and his Master’s in Business Administration from Rice University.

stephen sibley

Principal

As a Principal at IDV, Stephen is responsible for executing the company’s acquisition and disposition strategies - including sourcing debt and equity for new projects and maintaining relationships with capital partners. Since 2018, Stephen has helped capitalize over $700MM in ground-up industrial development totaling over 7.5MM square feet.
Prior to IDV, Stephen worked on the CRE lending team at Cadence Bank, assisting the team in underwriting and closing over $1.0Bn in real estate loans during his time at the bank.
Stephen is a native Houstonian with a BBA in Finance from the McCombs School of Business at the University of Texas at Austin and an MBA from Rice University.

ryan burns

Development

As Senior Development Associate, Ryan is responsible for providing investment and development support from project inception to dispostion.
Ryan has over 15 years of experience in construction management, design management and engineering services in rail and infrastructure projects throughout the US and Canada.
He holds his MBA from Rice University, Jones Graduate School of Business, his Masters Module, Autonomous Transport & New Mobility from the University of Oregon-Urbanism Next Centre/ARUP University and his Bachelor of Science from Purdue University, School of Industrial Engineering.
 

Brad Davis

Director of Construction

Brad is responsible for preconstruction and construction services including design development, budget control, scheduling, value engineering, materials purchases, contractor and consultant contract negotiations, and construction management. Prior to his time at IDV, Brad was Senior Manager at Hines and responsible for construction management for all Industrial projects across the country.

Accounting

As Controller, Carla is responsible for monthly accounting activities including partner reporting, cash management and lender draw coordination. Carla holds her MBA from San Houston University and her BBA in Accounting from the University of Houston-Downtown She brings over 20 years of real estate experience to IDV.

ashley hill

Development

As Development Coordinator, Ashley works closely with the Construction Directors and is responsible for overseeing accurate and timely communication and documentation for all aspects of the construction process. Ashley brings over 5 years of real estate experience to IDV working as tenant coordinator for Weingarten Realty and Federal Realty.
 

michelle mcmanis, cpa

Accounting

As Vice President of Investor Relations and Accounting, Michelle oversees accounting, financial reporting, and investor reporting. Michelle is a licensed CPA in Texas and holds her Masters in Professional Accounting and her BBA in Business Administration from the University of Texas at Austin. She brings over 25 years of real estate experience to IDV including 18 years at Weingarten Realty where she was responsible for financial planning & analysis and investor relations.

Dylan Stout

Development

As Senior Development Associate, Dylan works on modeling and analyzing acquisitions, loan fundings, and dispositions . Dylan holds his MBA from the Jones Graduate School of Business at Rice University and his Bachelor's degree in Finance from the TCU - MJ Neeley School of Business.

Development

As Development Associate, Cole is responsible for coordinating acquisition, disposition and leasing activities. Cole is a licensed Real Estate Sales Agent in Texas and holds his BS in Science and Engineering from TCU. Prior to IDV, he worked in the retail brokerage and development area of Weitzman for over three years where he worked on project leasing and tenant representation.

Asset Management / Human Resources

As Asset Manager, Kelly oversees all tenant coordination and property maintenance. Additionally, she is responsible for coordinating our property tax and insurance consultants and also oversees the Human Resource function. Kelly has over 15 years of real estate experience.

jake watson

Construction

Jake is Director of Construction and as such oversees the day-to-day management of his portfolio of development projects which currently includes over 1.5 million square feet in the design and permit stage. He also is responsible for construction needs on the stabilized portfolio. Jake joined IDV in 2014. He has worked in the Texas commercial construction industry over 15 years where he has constructed or lead the construction team in the development of over 3.1 million square feet of ground up structures. His projects have included light industrial, food manufacturing and distribution, mission critical data infrastructure, high rise multi-floor remodeling, banks, E-commerce distribution and mass storage as well as disaster recovery. Prior to that, he spent 10 years in the residential market in Arizona and Hawaii.

Ed DeValle

Building Engineer

Ed has worked at IDV over 20 years.  He manages the facility and maintenance items for our office building in Pasadena.
